Overview

Welcome to Tulum

Tulum has transformed from a sleepy backpacker stop into one of Mexico's trendiest destinations, though it remains far more laid-back than Cancun or Playa del Carmen. Located about 130 kilometers south of Cancun on the Caribbean coast, Tulum is famous for its clifftop Mayan ruins overlooking turquoise waters, its concentration of cenotes, and a hotel zone lined with design-forward boutique hotels built among the palms and beach.

The town is divided into two main areas: Tulum Pueblo (the inland town along Highway 307) and the Beach Zone (a road running along the coast south of the ruins). The pueblo is where locals live and where you will find affordable restaurants, shops, and transport. The beach zone is where most hotels and upscale restaurants are located.

Top Attractions

  • Tulum Archaeological Zone -- The only major Mayan ruins built directly on the coast, perched on a cliff above a small beach. The site was a trading port during the late Mayan period (1200-1521 CE).
  • Cenotes -- Tulum is surrounded by some of the Yucatan's best cenotes:
    • Gran Cenote -- A cavern-style cenote popular for snorkeling and diving
    • Cenote Calavera -- A cave cenote with three openings for jumping in
    • Cenote Carwash (Aktun Ha) -- An open-air cenote excellent for diving
    • Casa Cenote -- Where freshwater meets the Caribbean
  • Sian Ka'an Biosphere Reserve -- A UNESCO-protected area south of Tulum with mangroves, lagoons, and diverse wildlife. Boat tours explore the ancient Mayan canals.
  • Beach Zone -- White sand beaches backed by jungle. The beaches are public in Mexico, though access can sometimes be tricky between hotel properties.

Food and Drink

Tulum's food scene has grown significantly:

  • Beach zone restaurants -- Upscale dining with ocean views, often featuring Mayan-inspired menus with contemporary technique. Expect higher prices here.
  • Tulum Pueblo -- More affordable options including excellent taco stands, Yucatecan restaurants, and a growing number of international eateries along the main road
  • Raw and vegan -- Tulum has a notable health-food scene, with many restaurants offering plant-based menus
  • Mezcal bars -- Several mezcalerias in both the pueblo and beach zone

Practical Considerations

Tulum's rapid growth has outpaced infrastructure. Some things to know:

  • Getting around -- The beach road is about 10 km long with limited public transport. Bicycles are the most popular and practical way to get around. Taxis and colectivos connect the pueblo to the beach zone.
  • Prices -- The beach zone is significantly more expensive than the pueblo. Budget travelers should consider staying in the pueblo and cycling to the beach.
  • Seaweed (sargassum) -- The Caribbean coast, including Tulum, has experienced seasonal seaweed accumulation in recent years, particularly from April through August. Hotels employ cleanup crews, but it can affect beach quality.
  • Eco-conscious travel -- Tulum's fragile ecosystem makes responsible tourism essential. Read our sustainable travel Mexico guide for tips on reducing your environmental impact.

Getting There

Cancun International Airport (CUN) is about 2 hours north. ADO buses run between Cancun, Playa del Carmen, and Tulum regularly. Colectivos (shared vans) from Playa del Carmen are the cheapest option at around 45-50 MXN.

Best Time to Visit

November through April offers dry weather and the least sargassum. December through March is peak season with highest prices. May and June can be a good shoulder season with warm weather and fewer crowds.

Where to Stay

  • Budget -- Hostels and guesthouses in Tulum Pueblo, from $15-30 USD/night
  • Mid-range -- Boutique hotels on the beach road, from $100-250 USD/night
  • Luxury -- Eco-chic beach hotels, from $300+ USD/night
